Avalon School of Real Estate pre-licensing course is designed to prepare candidates for the Nevada Real Estate Licensing examination. The course is based on the following subjects; Realty, Agency, Ownership, Transfer, Valuation, Economics, Finance and Nevada Law. This course is designed to take the student ten weeks to complete. However, the student must keep the course at least twelve days and no longer then one year before taking the final exams with the school.

 A total of 120 hours required, which includes 30 hours of contracts and agency, which is a separate course, and to be used in conjunction with the 90 hour course.

  1. 45 hours or 3 college credits Real Estate Principles.
  2. 45 hours or 3 college credits Real Estate Law (must include 18 hours Nevada law). 
  3. 15 hours or 1 college credit in contracts in real estate transaction to the extent allowed in the capacity of the licensee. (Licensed out-of-state applicants are not required to take this course.)
  4. 15 hours or 1 college credit in agency which must include 3 hours of foundation of relationship between broker and agents and 3 hours of risk reduction. (Licensed out-of-state applicants are not required to take this course.)

A minimum grade of 75% is required on the exams to receive credit for this course.

30 hour Contracts and Agency

Avalon School offers the 30 hour Contracts and Agency course as a stand alone Nevada Pre Licensing course. SB 230 increased the Pre Licensing hours required to activate a Nevada Real Estate license wherein many students may require the additional 30 hours as a stand alone course to be in compliance with the requirement set forth in SB 230. NOTE: This course is automatically included in any Nevada Principles and Law Real Estate Pre Licensing course. . Enrolling students will be supplied within online course content. Once the student feels comfortable with the content, the student is required to pass a course final exam to then be issued a certificate of education.

The curriculum and materials includes course content surrounding:

  • Brokerage and Agency
  • Listing and Buyer Representation Agreements
  • Contracts
  • Leases

Once the tuition is paid, the student will receive a user / student profile via email that allows the student to sign in and begin review the course content. The student must wait a minimum of 4 days prior to testing out of the course to receive the course certificate.

Topics include; Ownership, Transfer and use of Property, Applied Practice and Nevada Law. This course is designed to take the student five weeks to complete. However, the student must keep the course at least six days and no longer then one year before taking the final exam with the school. A minimum grade of 75% is required on the exam to receive credit for this course.

This is a required course by the State of Nevada as of January 1, 2001. This course is mandatory and there are no exceptions if you are interested in becoming a Broker or Broker/Salesman in the State of Nevada. Areas which are covered include; risk management, office policy & procedure, errors & omissions, controlled business arrangements, employer/employee relationships, business planning, real estate law and ethics, finance valuation, agency relationships, economics, and emerging trends. This is a required course for those candidates wishing to obtain a Nevada Real Estate Broker or Broker/Salesperson license. The only exception to this requirement is if you can prove you have been a full time real estate agent for 2 years with a current license, or you have taken a similar course, you can also use your experience in lieu of taking this course. (This course is not to be confused with the appraisal pre licensing or appraisal licensing course as this course is directed toward broker applicants only) Topics which are covered include: Types of value, economic principles, the real estate market and its analysis, the process of valuation, description, highest and best use of real estate. Other topics include: mathematics and statistics related to appraisals, analysis of value by comparison, cost and income, valuation of site and partial interests and ethics. Refund/Cancellation Policy

9.1     NRS 394.449  Requirements of policy for refunds by postsecondary educational institutions.

      1.  Each postsecondary educational institution shall have a policy for refunds which at least provides:

      (a) That if the institution has substantially failed to furnish the training program agreed upon in the enrollment agreement, the institution shall refund to a student all the money the student has paid.

      (b) That if a student cancels his or her enrollment before the start of the training program, the institution shall refund to the student all the money the student has paid, minus 10 percent of the tuition agreed upon in the enrollment agreement or $150, whichever is less, and that if the institution is accredited by a regional accrediting agency recognized by the United States Department of Education, the institution may also retain any amount paid as a nonrefundable deposit to secure a position in the program upon acceptance so long as the institution clearly disclosed to the applicant that the deposit was nonrefundable before the deposit was paid.

      (c) That if a student withdraws or is expelled by the institution after the start of the training program and before the completion of more than 60 percent of the program, the institution shall refund to the student a pro rata amount of the tuition agreed upon in the enrollment agreement, minus 10 percent of the tuition agreed upon in the enrollment agreement or $150, whichever is less.

      (d) That if a student withdraws or is expelled by the institution after completion of more than 60 percent of the training program, the institution is not required to refund the student any money and may charge the student the entire cost of the tuition agreed upon in the enrollment agreement.

      2.  If a refund is owed pursuant to subsection 1, the institution shall pay the refund to the person or entity who paid the tuition within 15 calendar days after the:

      (a) Date of cancellation by a student of his or her enrollment;

      (b) Date of termination by the institution of the enrollment of a student;

      (c) Last day of an authorized leave of absence if a student fails to return after the period of authorized absence; or

      (d) Last day of attendance of a student,

Ê whichever is applicable.

      3.  Books, educational supplies or equipment for individual use are not included in the policy for refund required by subsection 1, and a separate refund must be paid by the institution to the student if those items were not used by the student. Disputes must be resolved by the Administrator for refunds required by this subsection on a case-by-case basis.

      4.  For the purposes of this section:

      (a) The period of a student’s attendance must be measured from the first day of instruction as set forth in the enrollment agreement through the student’s last day of actual attendance, regardless of absences.

      (b) The period of time for a training program is the period set forth in the enrollment agreement.

      (c) Tuition must be calculated using the tuition and fees set forth in the enrollment agreement and does not include books, educational supplies or equipment that is listed separately from the tuition and fees.

Cancellation:  Students have the right to cancel this enrollment agreement for three days from the date of the agreement for any reason. 

Process for Cancellation:  Students may cancel their enrollment by simply emailing a request for cancelation to avaloninfo@charter.net or in person at 1135 Terminal Way, Reno, NV 89502 by appointment only. Avalon School will return any monies paid by the student within 15 days of the request to cancel.  Any funds paid by a third party on behalf of the student will be returned to the payee. Students who cancel after the three-day cancellation period are subject to the institutions refund policy.
